New Owners

Dear New Neighbor,
 
You made an excellent choice when you elected to join our community. Bradford Crossing is a nice place to live with many friendly neighbors. To encourage everyone to get to know each other, our community organizes several social events each year. As a new owner, you are automatically a member of the Association.
 
The Association provides lawn maintenance and common area landscaping for all residences. Exterior maintenance is the owners sole responsibility. This includes roof, siding, stucco, painting, walkways, decks, patios. In the event of inadequate maintenance, the Association has the authority to have the work done and require the owner to pay the cost.
 
Snow removal from the sidewalks, road and the parking area is handled for you by the Association.
 
Although the Association does clean out and mulch the flowerbeds once a year, you are responsible for maintaining the plants found in your flowerbeds, including the removal of obvious weeds and dead plants. Most people enjoy this gardening activity. If you prefer not to do this however, the Association can maintain the plants for you, and your unit will be assessed for the work.
 
Some owners wish to trim and mulch their own trees and flowerbeds and/or not have weed killer/pesticides used on their lots. Please contact the board to be added to the restriction list, and the landscapers will skip your unit.
 
Except for planting flowers and small plants in your flowerbed, YOU MUST REQUEST PERMISSION FROM THE BOARD OF DIRECTORS BEFORE YOU CHANGE THE EXTERIOR APPEARANCE, INCLUDING THE LANDSCAPING, DECK REPAIR/REPLACEMENT, WINDOW REPLACEMENT OR ANY ALTERATION TO THE OUTSIDE OF YOUR HOME.
 
The Association establishes its annual budget every year in October. The new budget and maintenance fees for the year are effective in January. Early in December, each homeowner receives a payment book for the upcoming year. The fee is exactly the same for all owners at Bradford Crossing.
 
The annual meeting of the members of the Association takes place in November every year. The Directors for the following year are elected at this time. You are welcome and encouraged to take an active role in your community and participate in its management.
